Our Story
New Leaf Properties was founded in 2005 by Eric Watte with a simple mission: to provide affordable, flexible housing options for individuals and families in Twin Falls, Idaho. What started as a single motel property has grown into a portfolio of 12 properties throughout the Magic Valley, serving thousands of guests who need a comfortable place to call home—whether for a night, a week, or an extended stay.
Over the past two decades, we have remained committed to the no-lease model that sets us apart. We understand that life doesn’t always fit neatly into a 12-month lease agreement. Whether you’re relocating, between homes, traveling for work, or simply need a flexible living arrangement, New Leaf Properties offers a hassle-free alternative with weekly and daily rates, fully furnished rooms, and all utilities included.

Eric Watte
Owner & Founder
Eric Watte founded New Leaf Properties in 2005 with a vision of providing affordable, flexible housing to the Twin Falls community. A lifelong Magic Valley resident, Eric is deeply committed to the region he calls home. His hands-on management style and personal involvement in every property ensure that guests receive the quality experience New Leaf Properties is known for.
Beyond his work in property management, Eric is an active member of the local community. He is involved with 4-H and FFA (Future Farmers of America), supporting youth agricultural education in southern Idaho. Eric is a dedicated member of Catholic Charities, contributing to outreach programs that serve those in need across the Magic Valley. He is also a proud member of the Knights of Columbus, participating in charitable works, community service, and faith-based initiatives throughout the region.
Eric’s philosophy is simple: treat every guest like family, invest in the community, and keep housing accessible for everyone. That philosophy has guided New Leaf Properties from a single motel to a 12-property portfolio serving thousands of guests each year.

A Brief History
Twin Falls was founded in 1904 as an irrigation project transformed the high desert of the Snake River Plain into fertile farmland. Named after a pair of waterfalls on the Snake River (one of which was later submerged by the Milner Dam), the city grew rapidly as a hub for agriculture, commerce, and transportation in southern Idaho.
The completion of the Perrine Bridge in 1927 connected the north and south rims of the Snake River Canyon, cementing Twin Falls as a crossroads for travelers along the Oregon Trail corridor. Today, the city is home to over 50,000 residents and serves as the commercial and cultural center of the eight-county Magic Valley region.
The Magic Valley’s economy is anchored by agriculture (dairy, potatoes, sugar beets, and grain), food processing (Chobani operates the world’s largest yogurt plant here), healthcare (St. Luke’s Magic Valley Medical Center), education (College of Southern Idaho), and a growing tourism sector drawn by the area’s dramatic canyon landscapes and outdoor recreation.

Local Attractions
Shoshone Falls
Known as the “Niagara of the West,” this 212-foot waterfall on the Snake River is actually 36 feet higher than Niagara Falls. Peak flow occurs in spring (April–June). Shoshone Falls Park includes picnic areas, swimming, and a scenic overlook. Just 5 minutes from our properties.
Perrine Bridge
This iconic 1,500-foot bridge spans the Snake River Canyon at a height of 486 feet — making it one of the only places in the U.S. where BASE jumping is legal year-round without a permit. Even if you don’t jump, the canyon views from the bridge are breathtaking.
Snake River Canyon
The dramatic 500-foot-deep canyon carved by the Snake River runs through the heart of Twin Falls. Walk or bike the Canyon Rim Trail, visit the Evel Knievel jump site, explore Centennial Waterfront Park, or kayak the river below. The canyon is the city’s defining natural feature.
Historic Downtown
Main Avenue in downtown Twin Falls features locally owned shops, restaurants, breweries, a historic theater, and a vibrant farmers market (Saturdays, May–October). The area has seen significant revitalization in recent years with new dining, galleries, and cultural events.
College of Southern Idaho
CSI is a two-year community college serving over 8,000 students with programs in healthcare, trades, agriculture, and liberal arts. The campus hosts cultural events, the Herrett Center for Arts & Science (with planetarium and museum), and Golden Eagles athletics.
Recreation & Events
Twin Falls offers year-round activities: Magic Valley Stampede rodeo, Twin Falls Tonight concert series, Oktoberfest, Light Parade, and access to world-class fly fishing on Silver Creek, hiking in the South Hills, and skiing at Sun Valley (90 minutes north). Golfers enjoy several courses with canyon views.
Thousand Springs
The Thousand Springs State Park area (30 min west) features natural springs cascading from canyon walls, Ritter Island, Malad Gorge, and Niagara Springs — some of the largest natural springs in North America. A stunning day trip from Twin Falls.
Day Trips
Sun Valley / Ketchum (90 min) — World-class skiing and mountain biking. Craters of the Moon (90 min) — Volcanic landscape national monument. City of Rocks (75 min) — Rock climbing and Oregon Trail history. Boise (2 hrs) — State capital with dining, nightlife, and Boise River Greenbelt.
