Guest Agreement — New Leaf Properties LLC

By signing below, I acknowledge and agree to the following terms governing my stay as a transient guest under Idaho Code Title 39, Chapter 18:
- Guest Status. I understand that my stay constitutes transient motel lodging (not to exceed 30 consecutive days) and that I am a guest of the hotel, not a tenant. My stay is governed by Idaho Code Title 39, Chapter 18 (Hotels and Food Vending Establishments), not Idaho landlord-tenant law.
- Room Charges. Room charges are due in advance at the nightly or weekly rate agreed upon at check-in. Failure to pay charges when due may result in immediate demand for payment and removal from the premises per Idaho Code § 39-1805.
- Damage Deposit. A refundable damage deposit may be required at check-in per Idaho Code § 39-1809(1). The deposit amount will be disclosed before payment is collected. The deposit will be returned upon checkout provided no damage beyond normal use has occurred.
- Property Rules & Conduct. I agree to abide by all posted property rules and reasonable standards established by management (Idaho Code § 39-1809(8)). Violation of property rules, disorderly conduct, illegal activity, unauthorized occupants, or damage to property may result in immediate removal per Idaho Code § 39-1805(2).
- Maximum Occupancy. I will not exceed the maximum room occupancy established for my assigned room (Idaho Code § 39-1805(2)(f)).
- Hotelkeeper’s Lien. I understand that under Idaho Code § 39-1806, New Leaf Properties holds a lien on my personal belongings for any unpaid room charges, fees, or costs incurred during my stay.
- Guest Age Requirement. Guests under 18 years of age must be accompanied by a parent or legal guardian. Per Idaho Code § 39-1809(6), a parent or guardian must agree in writing to accept liability for all costs and damages and provide acceptable payment.
- Identification. A valid government-issued photo ID is required at check-in. Guest arrival and departure records are maintained for one year per Idaho Code § 39-1803.
- Fair Housing. New Leaf Properties complies with the federal Fair Housing Act. We do not discriminate based on race, color, religion, national origin, sex, disability, or familial status.
- Accuracy & Contact Consent. All information provided is true and accurate to the best of my knowledge. I consent to New Leaf Properties contacting me via phone, email, or text regarding this reservation request.
- No Guarantee. This form is a reservation request, not a confirmed booking. New Leaf Properties will contact me to confirm availability and finalize check-in details.
- Electronic Signature. I agree that my electronic signature below is legally binding under the Idaho Uniform Electronic Transactions Act (Idaho Code Title 28, Chapter 50) and has the same force and effect as an original handwritten signature.
