Nightly rates start at $65 for a single room and $75 for a double room. Studio apartments are available on a weekly basis only ($325/week). Nightly rates include the same amenities as weekly stays: Wi-Fi, utilities, parking, and furnished rooms.

When your preferred property is full, join our waitlist online or by phone. We contact you as soon as a matching room opens — typically within a few days. Rooms turn over frequently, so waitlist times are usually short.

Yes, a refundable security deposit is required at move-in. The amount varies by property and room type but is typically one week’s rent. The deposit is returned when you check out, minus any damage to the room or furnishings.

Rooms & Amenities

We offer three room types: Single rooms (1 queen bed, up to 2 guests, from $65/night), Double rooms (2 queen beds, up to 4 guests, from $75/night), and Studio apartments (full kitchen, queen bed, up to 4 guests, $325/week). See our room pages for full details.

Our motel rooms offer nightly and weekly stays with microwave, fridge, and Wi-Fi. Extended-stay properties add full kitchens, on-site laundry, and multi-room layouts designed for stays of one week or longer. We operate 9 motels and 3 extended-stay locations.

Every room includes: free Wi-Fi, free parking, queen-sized bed(s), microwave, refrigerator, all utilities, 24-hour security, fully furnished interiors, and non-smoking rooms. Studio apartments add full kitchens and on-site laundry. See our full amenities list.

All rooms have a microwave and refrigerator. Studio apartments have full kitchens with a stove, oven, and countertop space for cooking complete meals. Studios are available at 9 of our 12 properties.

Yes, on-site laundry facilities are available at select properties, particularly those offering studio apartments. Coin-operated washers and dryers are accessible to all guests at those locations.

Yes, Wi-Fi is free at all properties and included in every room rate. Speeds are suitable for streaming, video calls, and remote work. No data caps or time limits.

All rooms are fully furnished and move-in ready. You’ll find queen-sized bed(s) with linens, nightstand, lamp, microwave, refrigerator, and basic furnishings. Studios include kitchen table and chairs, cookware basics, and additional storage. Just bring your personal items.

Yes. Multiple properties have undergone recent renovations including new paint, updated fixtures, modern furnishings, and improved common areas. We continuously invest in maintaining clean, comfortable spaces.

Pets & Policies

Yes! Select New Leaf Properties locations welcome pets including dogs and cats. A pet deposit may be required. Contact us at (208) 733-2010 to confirm which properties allow pets and learn about specific policies.

A refundable pet deposit is required at pet-friendly properties. There is no recurring monthly pet fee. The deposit is returned at checkout if no pet-related damages are found.

Our rooms are non-smoking. Designated outdoor smoking areas are available on property grounds. This policy helps us maintain clean, fresh-smelling rooms for all guests.

Visitors are welcome during reasonable hours. Overnight guests may require prior approval from management. Each property has specific visitor guidelines to maintain security for all residents.

No maximum. Many guests stay for months or even years. Our flexible model is designed for both short-term travelers and long-term residents. Stay as long as you need.

Since we operate without leases, you can leave at any time. We appreciate advance notice so we can prepare the room for the next guest. Security deposits are refundable per our deposit policy.

Standard check-in is 3:00 PM and checkout is 11:00 AM. Early check-in or late checkout can often be arranged based on availability — just ask when you book.

Yes. All New Leaf Properties feature 24-hour security with well-lit grounds and on-site management. Your safety and comfort are our top priority.

Payments

Pay online through the Gearco guest portal, in person at our office with cash or card, by phone, or by money order/check mailed to P.O. Box 2611, Twin Falls, ID 83303. See our payment page for all options.

Weekly rent is due on your designated day, typically the same day of the week as your original check-in. Your property manager confirms your specific due date at move-in.

Gearco is our cloud-based property management system. Through the guest portal, you can pay rent, view your balance and payment history, extend your stay, submit maintenance requests, and receive digital receipts — all from your phone or computer.

Yes. Credit and debit cards are accepted through the Gearco portal and at our office. We support EMV chip, tap/contactless (Apple Pay, Google Pay), and traditional swipe payments.

Late fees may apply if rent is not paid by the due date. If you anticipate a late payment, please contact your property manager as soon as possible — we’re willing to work with you.

Auto-pay options can be arranged through the Gearco portal or by contacting our office. This ensures your rent is always paid on time without manual effort each week.

Yes. Several of our properties are just minutes from Shoshone Falls (“Niagara of the West”), Perrine Bridge, and the Snake River Canyon. Our downtown and south-side properties offer the closest access to these iconic landmarks.

Yes! Our Kimberly Road Extended Stay is located near CSI and is popular with students, visiting professors, and families attending campus events. It offers all three room types including studios with full kitchens.

Yes. Jones Motel and several other properties are near St. Luke’s Magic Valley Medical Center. Traveling nurses, patients’ families, and medical professionals frequently stay with us for convenient access to the hospital.

Yes. Old Towne Lodge, Downtown Extended Stay, and Park Motel are all within walking distance of historic downtown Twin Falls, offering easy access to restaurants, shops, and entertainment along Main Avenue.

Yes. Many of our properties are located along or near Highway 93, the main north-south corridor through Twin Falls. El Rancho Motel in particular is popular with highway travelers heading to Sun Valley or Boise.

Absolutely. New Leaf Properties specializes in long-term motel living. Our studio apartments with full kitchens, on-site laundry, and included utilities make extended stays comfortable and affordable. Many guests stay for months or years without a lease.

Our studio apartments at Jones Motel, Kimberly Road Extended Stay, and Downtown Extended Stay are popular with traveling nurses. Full kitchens, included Wi-Fi for charting, and proximity to St. Luke’s Hospital make these ideal for 8–13 week assignments.

Yes. We regularly house construction crews with discounted group rates, multiple rooms at the same property, and flexible weekly billing. No lease means your crew can stay exactly as long as the project requires. Contact us for a crew rate quote.

When you factor in all costs included (utilities, Wi-Fi, furnishings, no deposit hassle, no application fees), our extended-stay rates of $1,000–$1,300/month are very competitive with Twin Falls apartments. Move-In & Move-Out

Same-day move-in is often available depending on room availability. Call (208) 733-2010 to check availability. If a room is open at your preferred property, you can check in that afternoon.

Just bring your personal belongings, ID, and first week’s rent plus deposit. Rooms are fully furnished with beds, linens, microwave, fridge, and basic amenities. Studios include kitchen essentials. You’re move-in ready from day one.

Visit our office at 296 Addison Ave W during business hours (Mon–Fri 8AM–8PM, Sat 10AM–6PM). We’ll process your check-in through our Gearco system, collect your first week’s rent and deposit, and hand you your keys. The whole process takes about 15–20 minutes.

Yes, transfers between rooms or properties can be arranged based on availability. Contact your property manager or our main office to request a transfer. There may be a rate difference depending on the room type.

Simply give notice to your property manager, complete checkout by 11:00 AM on your departure day, and return your key. Your security deposit is refunded after a room inspection, minus any damages. No lease termination fees — ever.
