Cheapest Motels in Twin Falls, Idaho: What a Room Actually Costs in 2026
Four lodging businesses in Twin Falls publish a weekly rate. We read eight lodging websites in this town on September 2, 2026 to get to that count, and three of the eight had no working website to read.
A fourth of the eight, SureStay by Best Western, publishes no standing rate of any kind. Its price is whatever its booking engine returns for the dates you type in. Twin Falls also has franchise hotels that sell by the night the same way. We did not price those, so they are not on this page and nothing here is a statement about them.
What follows is the published pricing of the eight we did read, ours next to theirs, with the date on every figure and a note saying what kind of figure it is. For a single night, ours is $65 in a single and $75 in a double, subject to availability, and other places publish a rate too.
Four businesses in this town publish a weekly rate
On September 2, 2026 we went through eight lodging businesses in Twin Falls and wrote down every rate a person can read without picking up the phone. Four of them publish a weekly rate. Ours. Canyon Springs Extended Stay at 1357 Blue Lakes Blvd N. Blue Lakes Inn Extended Stay at 952 Blue Lakes Blvd N. Motel 6 at 1472 Blue Lakes Blvd N.
Motel 6 is the odd one of the four. It does quote a weekly rate: for a September 23, 2026 check in its booking engine showed $46 a night labeled Weekly rate, with a 7-night minimum. What it does not publish is a rack rate for a single night. For one night you get whatever its engine returns for your dates.
SureStay by Best Western at 1260 Blue Lakes Blvd N publishes no weekly, monthly or extended stay rate anywhere on its site, and the rate filter in its booking engine has no extended stay option. Its engine showed rates from $127.60 a night for September 23, 2026. That is a live quote for one date, not a rate card, and it will be a different number tomorrow.
Three publish nothing at all, because they have no working website. Capri Motel at 1341 Kimberly Rd. Holiday Motel at 615 Addison Ave W. Falls Ave Suites at 798 Falls Ave. If you are trying to price a week in this town, those three are phone calls, not web pages.
The method, stated once, and the limits of it. Every competitor figure on this page came from that business's own website, read on September 2, 2026. Nothing came from an aggregator, a directory or a review site. Chain nightly figures came from the chain's own booking engine for a stated date, which makes them live quotes and not rate cards. This page covers eight lodging businesses. The franchise hotels in Twin Falls that sell by the night were not priced and are not in the table below. All of these numbers move, including ours. Check before you go.
Eight businesses, every rate they publish, side by side
The figures below are not the same kind of thing as each other, and that matters more than the numbers do. Ours is a rate card. Canyon Springs and Blue Lakes Inn publish "as low as" figures, which are the bottom of a range and not the price of every room. Motel 6 publishes a labeled weekly rate and nothing standing for a single night. SureStay publishes nothing standing at all.
| Business | Published figure | What that figure is | Read on |
|---|---|---|---|
| New Leaf Properties, single | $65 a night, $250 a week ($35.71 a day), or $1,000 for up to 30 days | Rate card on our own property sites. The night is subject to availability. | 23 Sep 2026 |
| New Leaf Properties, double | $75 a night, or $275 a week ($39.29 a day) | Rate card. The night is subject to availability | 23 Sep 2026 |
| New Leaf Properties, studio | $325 a week | Rate card. Weekly only. There is no nightly studio rate | 23 Sep 2026 |
| Canyon Springs Extended Stay | "As low as $295 a week!" | Their wording. The bottom of a range, not every room | 2 Sep 2026 |
| Canyon Springs Extended Stay | "Monthly rentals begin at $1,100 per month" | A starting figure, their wording | 2 Sep 2026 |
| Blue Lakes Inn Extended Stay | "As low as $480 a week!" in the body copy and FAQ. "As Low As $360/Week" in every page title and meta description | Two weekly figures published at the same time, both their wording. $360 is the one that shows in a search result, and it appears nowhere in the visible copy | 2 Sep 2026 |
| Blue Lakes Inn Extended Stay | "As low as $53/night when you book a month!" and "Monthly rentals begin at $1600 per month" | Their wording. The nightly figure is conditional on booking a month. It is under our $65 single | 2 Sep 2026 |
| Motel 6 Twin Falls | $46 a night labeled Weekly rate, 7-night minimum, so $322 for the week | Their booking engine’s labeled weekly rate and its stated minimum, for a September 23, 2026 check in. The $322 total is that arithmetic, not a figure they print | 23 Sep 2026 |
| Motel 6 Twin Falls | $70 a night at the member rate, struck from $80, for a 23 Sep 2026 check in | A live booking engine quote. No nightly rack rate is published. It is under our $75 double, not our $65 single | 23 Sep 2026 |
| SureStay by Best Western | $144.32 to $184 a night for 1 to 2 Sep 2026 | Live booking engine quote. No weekly or monthly rate published | 2 Sep 2026 |
| Capri Motel, Holiday Motel, Falls Ave Suites | No published rate | No working website found | 2 Sep 2026 |
Published lodging rates at eight Twin Falls, Idaho lodging businesses, read from each business's own website on September 2, 2026.
What our week works out to per day
Drive north on Blue Lakes Boulevard looking for a room by the week and you pass two extended stay motels. Here is what each site publishes for its Twin Falls location and where, read September 23, 2026.
- Canyon Springs, 1357 Blue Lakes Blvd N. Homepage, title tag and meta description: "As Low As $295/Week".
- Its FAQs: "Weekly rentals start as low as $295 per week", "Monthly rentals begin at $1,100 per month".
- Blue Lakes Inn, 952 Blue Lakes Blvd N. Body copy: "As low as $480/week!". Title tag and meta description at the same time: "As Low As $360/Week". Its homepage adds "As low as $53/night when you book a month!", and its Rooms and Rates page says "Rates as low as $53 a night!" with no condition attached.
- Its FAQs: "Weekly rentals start as low as $480 per week", "Monthly rentals begin at $1600 per month".
- Motel 6, 1472 Blue Lakes Blvd N. Its booking engine, for a September 23, 2026 check in: "$46 /night, Weekly rate (7-night minimum)", which is $322 for seven nights.
Both FAQ pages carry the question "What is the minimum stay?" Canyon Springs answers "We offer both weekly and monthly rentals with flexible terms to accommodate your needs." Blue Lakes Inn answers "We offer both weekly and monthly rentals with flexible terms..." Neither answer states a number of nights. Canyon Springs does not rent by the day or night, only by the week, according to its own FAQ and site (its FAQ also lists a $1,100 month); Blue Lakes Inn's answer does not say it rents by the week only, so we do not say that for Blue Lakes Inn.
New Leaf publishes a single at $250 a week. 250 / 7 = 35.714285..., which is $35.71 a day across seven paid nights. A double is $275 a week, and 275 / 7 = $39.29 a day. A studio is $325 a week, and 325 / 7 = $46.43 a day, paid weekly.
| Room or motel | Published rate | Per day |
|---|---|---|
| New Leaf single | $250 a week | $35.71 |
| New Leaf double | $275 a week | $39.29 |
| New Leaf studio | $325 a week | $46.43, paid weekly |
| Canyon Springs | $295 a week | $42.14 |
| Motel 6 | $322, 7 nights | $46.00 |
| Blue Lakes Inn | $360 a week | $51.43 |
| Blue Lakes Inn | $480 a week | $68.57 |
Published weekly rates, read September 23, 2026. Every per day figure is that week divided by seven paid nights. Blue Lakes Inn runs both of its figures at once. Motel 6 is a booking engine quote for a September 23 check in. Of the Twin Falls lodging businesses publishing a weekly rate for their Twin Falls location, $250 was the lowest we read that day.
The single steps down again. A stay of up to 30 days is $1,000. That is a flat price for the stay, so it comes to $33.33 a day only if you use all thirty: 1000 / 30 = 33.333... Thirty days at the week's daily rate would be 250 / 7 x 30 = $1,071.43, and a single stops at $1,000, so a full thirty days saves $71.43; a stay of 7 to 27 nights is priced at $35.71 a day, paid weekly, and 28 to 30 days in a single is $1,000. Canyon Springs publishes $1,100 a month, which is $36.67 a day, and Blue Lakes Inn $1,600 a month, which is $53.33 a day. Theirs renew. Every New Leaf reservation is capped at 30 days, so for a longer stay we are not the right business.
What we are not claiming. We are not saying our studio is the lowest weekly rate: Canyon Springs' $295 week and Motel 6's $322 week are lower. We are not saying our $65 night is the lowest night in town either: Blue Lakes Inn advertises as low as $53 a night (read September 23, 2026; its homepage ties that price to booking a month). Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. And $35.71 takes seven paid nights, the same way $33.33 takes all thirty days.
Room type decides the address. A single is at nine of our twelve addresses, a double at eight, a studio at nine. Three sell a studio only: 760 Main Ave Extended Stay, 760 Main Ave S; Deluxe Motor Lodge, 761 Main Ave W; Jones Motel, 660 Main Ave N. Twin Falls Motel, 2152 Kimberly Rd, sells a single only. Book on that property’s own site, or call (208) 933-4480.
One night, and where somebody else may be cheaper
Nightly stays are back, subject to availability: a single is $65 a night and a double $75, before 8% tax. We do not claim the lowest night in town. Other places sell single nights too, priced by date, and we would rather say so than have you find out later.
- Motel 6 publishes no rack rate. Its booking engine showed $70 a night at the My6 member rate (struck from $80) for a September 23, 2026 check in, plus $6 taxes and fees. That is a quote for one date, and it will read differently tomorrow. It undercuts our $75 double, not our $65 single.
- Blue Lakes Inn's Rooms and Rates page says "Rates as low as $53 a night!", and its homepage ties that price to booking a month: "As low as $53/night when you book a month!" That $53 is under our $65 single.
By the week, our single at $250 ($35.71 a day) and our double at $275 ($39.29 a day) come in under every weekly rate we read. Our studio at $325 a week does not: Canyon Springs publishes $295 a week, and Motel 6’s booking engine quoted $46 a night with a 7-night minimum for a September 23 check in, which comes to $322 for the week.
Going the other direction, SureStay by Best Western at 1260 Blue Lakes Blvd N showed rates from $127.60 a night for September 23, 2026 and states typical rates from $140; it publishes no weekly or extended stay rate anywhere on its site. That too is a quote for one date rather than a standing price.
All of those were read on each business’s own website on September 23, 2026.
One week, where our $250 is the lowest published weekly figure
Here is every weekly figure the eight businesses publish, lowest first, with what each one actually is. All read on September 2, 2026.
- $250. Our single, per week. Rate card.
- $275. Our double, per week. Rate card.
- $295. Canyon Springs. Their wording is "As low as $295 a week!", so that is a floor and not every room.
- $322. Motel 6. Not a figure they print. For a September 23, 2026 check in their booking engine showed $46 a night labeled Weekly rate with a 7-night minimum, and $322 is that arithmetic.
- $325. Our studio, per week. Weekly only.
- $360. Blue Lakes Inn, "As Low As $360/Week", the figure in every one of their page titles.
- $480. Blue Lakes Inn, "As low as $480 a week!", the figure in their body copy and their FAQ.
The Motel 6 line needs its working shown, because $322 is not a number they print. For a September 23, 2026 check in their booking engine showed $46 a night, labeled Weekly rate, with a 7-night minimum. Seven nights at $46 is $322. The minimum is theirs, not one we invented to make the comparison come out our way.
The Blue Lakes Inn line needs an explanation too. Their site publishes two different weekly figures at the same time. The body copy and the FAQ say $480 a week. Every page title and meta description still says $360 a week, and $360 appears nowhere in the visible copy. Both were live on September 2, 2026. If you saw $360 in a search result and then $480 on the page, you did not misread it, and we are not going to pick the number that flatters us. We cite both.
So of the four businesses in Twin Falls that publish a weekly rate, our $250 single is the lowest published weekly figure, checked again September 23, 2026. That is the one dimension where the comparison goes our way. Our studio at $325 a week sits above the $295 Canyon Springs publishes, and above the $322 week Motel 6’s booking engine quoted. If the studio is the room you want, we are not the cheapest published number on this page.
Thirty days, and what it costs here now
This section used to say we published nothing for a stay of about a month, and that the gap was ours. That changed on September 2, 2026. A single is now $1,000 for a stay of up to 30 days, at all nine addresses that have a single.
Read that figure the way it is written. It is a flat price for the stay, not a daily rate. If you use all thirty days it works out to $33.33 a day, because $1,000 divided by 30 is $33.333 and change. A shorter stay is not charged the $1,000: from 7 nights on, a single is priced at $35.71 a day, paid weekly, so 21 days is $750 (3 weeks at $250), and the price stops at $1,000 from 28 days on. One to six nights are priced by the night, and four to six nights never cost more than the $250 week.
Against our own weekly rate the flat price is a real discount rather than a rounded restatement. Thirty days at the week's daily rate would come to $1,071.43, because $250 divided by seven is $35.714285 and change, times thirty. A single stops at $1,000, so a full thirty days saves $71.43.
| Business | Published figure | Per day at 30 |
|---|---|---|
| New Leaf, single | $1,000 for a stay of up to 30 days | $33.33 |
| Canyon Springs | "Monthly rentals begin at $1,100 per month" | $36.67 |
| Blue Lakes Inn | "Monthly rentals begin at $1600 per month" | $53.33 |
What a stay of about thirty days costs at the three Twin Falls businesses that publish a figure for one. Read September 2, 2026.
Both competitor figures are on their own FAQs pages and both are worded as starting figures. Blue Lakes Inn also publishes "As low as $53/night when you book a month!", and 53 times 30 is $1,590, which is close enough to their own $1,600 that thirty days is clearly the basis they are using too. So the three numbers in that table are being compared on the same footing.
The products are not the same, and the price alone will mislead you if you stop here. Canyon Springs and Blue Lakes Inn sell monthly rentals that renew. New Leaf caps every reservation at 30 days and cannot take a stay longer than that. If you need three months in Twin Falls, both of them can serve you and we cannot. For a stay of up to thirty days, ours is the lower number.
The $1,000 is the single only. There is no flat thirty day rate for the double or the studio: a longer stay in either is priced at its week's daily rate, paid weekly, so 30 days in a double is $1,178.57 and 30 days in a studio is $1,392.86. For a double or a studio over a long stay, call (208) 733-2010 and ask what the specific room costs.
No lease, no credit check, and what the deposit really is
No credit card on file, no lease, no three months of pay stubs. Here is what each of the eight says about that, in their own words where they have said it.
- New Leaf Properties
- No lease and no credit check. Booking is direct: each property takes bookings on its own site, or by phone. The deposit is not a single number, so we are not going to print one.
- Canyon Springs Extended Stay
- "No credit checks", per their FAQ, read September 2, 2026. They take bookings by phone or text, plus a waitlist form. No booking engine.
- Blue Lakes Inn Extended Stay
- "No credit checks", per their FAQ, read September 2, 2026. Also phone or text plus a waitlist form. No booking engine.
- Motel 6 and SureStay by Best Western
- Both run their own booking engines. We have no credit check statement from either one to quote you, so we will not characterise their policy.
- Capri Motel, Holiday Motel, Falls Ave Suites
- Nothing to read. No working website was found for any of the three on September 2, 2026.
On the deposit, the honest answer is that it depends on the room. Some rooms take a deposit at move in and some take none, and which is which is not something we can publish accurately, so a number printed here would be wrong for somebody. Call (208) 733-2010, name the property and the room type, and ask.
All twelve properties, with addresses and rates
Same rate card across the whole portfolio. What changes between properties is the address and which room types exist there. Nine of the twelve have a studio, and three of those nine are studio only: Deluxe Motor Lodge, Jones Motel and 760 Main Ave Extended Stay. Twin Falls Motel has singles and nothing else.

New Leaf Properties, twelve Twin Falls properties, nightly and weekly rates before 8% tax, with the per day value of the week. Nights are subject to availability. With tax, one night is $70.20 in a single or $81.00 in a double. The studio is weekly only and has no nightly rate.
Why pricing a room in this town is harder than it should be
Add up what a person is actually working with, across the eight businesses on this page. Three publish no rate anywhere, because they have no working website. One, SureStay, publishes no standing rate at all, only what its booking engine returns for the dates you enter, which for a September 23, 2026 check in started at $127.60 a night. One, Motel 6, publishes a weekly rate but no nightly rack rate, so a single night there was a $70 member rate for that same date. One publishes two different weekly figures at once. Two publish "as low as" numbers, which are floors and not prices.
That leaves very little a person can line up in a browser tab at ten at night. Most of the pricing on this stretch of town lives on the other end of a phone call during office hours, which is fine if you live here and terrible if you are trying to work out whether you can afford the week.
This page is the part we can fix. Every rate the eight businesses we read had published, in one table, with the date on it.
How to book, and what to ask
None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct: each property takes bookings on its own site, or by phone. Checked September 2, 2026.
Call (208) 733-2010. The office is at 296 Addison Ave W in Twin Falls. Se Habla Espanol. New Leaf Properties has been in business since 2005, the owner and manager is Eric Watte, and the twelve properties in the table above are all of them.
- Say how long you want the room for. Singles and doubles can be booked by the night, subject to availability, or by the week, and studios by the week, up to 30 days. The week is where our number is lowest.
- Say which room type. Single, double or studio. The studio is a weekly room.
- Ask about the deposit on that specific room, because it is not the same on all of them.
- Ask about a long stay if that is what you need. A single is $1,000 for a stay of up to 30 days, which is $33.33 a day if you use all thirty, and 30 days is the longest reservation we take.
Questions people ask
We do not claim the cheapest night. Our single is $65 a night and our double $75, subject to availability, before 8% tax. Motel 6 sells nights too: it publishes no nightly rack rate, but their engine showed a $70 member rate for a September 23, 2026 check in, struck from $80. It undercuts our $75 double, not our $65 single. Blue Lakes Inn's Rooms and Rates page says rates as low as $53 a night, which is under our $65 single; its homepage ties that price to booking a month. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. Read September 23, 2026. This page covers eight businesses and does not price the franchise hotels in Twin Falls that sell by the night, so read it as a comparison of those eight and not a survey of the whole town. For a single night, compare our $65 with Motel 6 or the chain hotels for your dates.
Ours, on the figures published when we read them again on September 23, 2026. Our single is $250 a week, which is $35.71 a day. Canyon Springs publishes "As low as $295 a week!". Motel 6's booking engine quoted $46 a night with a 7-night minimum for a September 23, 2026 check in, which works out to $322 for the week. Blue Lakes Inn publishes $360 a week in its page titles and $480 a week in its body copy. Four businesses in Twin Falls publish a weekly rate and ours is the lowest of those figures.
Ours is $1,000 for a stay of up to 30 days on a single, and for a double or a studio over a long stay call (208) 733-2010 and ask about the room you want. Every reservation is capped at 30 days, so it is not a monthly rate and we do not describe it as one. Two of the businesses on this page do publish one. Canyon Springs says "Monthly rentals begin at $1,100 per month" and Blue Lakes Inn says "Monthly rentals begin at $1600 per month", both read on their own sites on September 2, 2026.
No. The studio is $325 a week, weekly only. There is no nightly studio rate and no nightly figure to work out from the weekly one. Singles and doubles are back by the night, subject to availability.
No credit check and no lease. Canyon Springs and Blue Lakes Inn both state "No credit checks" in their own FAQs as well, read September 2, 2026, so that is three of the eight businesses on this page with the policy in writing. We found no credit check statement from Motel 6 or SureStay and will not characterise theirs.
It depends on the room. Some rooms take a deposit at move in and some take none, so any single number printed on a web page would be wrong for somebody. Call (208) 733-2010, name the property and room type, and ask about that room.
Because both were live on their site on September 2, 2026. Their body copy and FAQ say "As low as $480 a week!". Every page title and meta description says "As Low As $360/Week", and $360 does not appear anywhere in the visible copy. The $360 is the figure that shows in a search result. We cite both rather than pick one.
No. That $46 is what their booking engine labeled Weekly rate for a September 23, 2026 check in, with a 7-night minimum, so a week at it is $322. Their nightly pricing has no published rack rate. For that same check in their engine showed $70 a night at the member rate, struck from $80. Chain engine prices change daily and are not a standing rate.
None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct: each property takes bookings on its own site, or by phone. Checked September 2, 2026.
Nine of the twelve. Monterey Motor Inn, Park Motel, Dunes Motel, Deluxe Motor Lodge, Jones Motel, Old Towne Lodge, Downtown Extended Stay, 760 Main Ave Extended Stay and Kimberly Road Extended Stay. All at $325 a week, weekly only. Deluxe Motor Lodge, Jones Motel and 760 Main Ave Extended Stay have the studio and nothing else. Apollo Motor Inn and El Rancho Motel have singles and doubles. Twin Falls Motel has singles.
Yes, by $71.43 on a full thirty days. Thirty days at the $250 week's daily rate would be 250 / 7 x 30 = $1,071.43, and a single stops at $1,000. A stay of 7 to 27 days costs less, at $35.71 a day, paid weekly, and from 28 to 30 days a single is $1,000.
No. Stays are capped at 30 days per reservation at every New Leaf property. Canyon Springs and Blue Lakes Inn both publish monthly rentals that renew, so if you need several months they can serve you and we cannot.
No. It is the single room only, at the nine addresses that have a single. The double is $75 a night, subject to availability, or $275 a week, and the studio is $325 a week, weekly only. Call (208) 733-2010 for a long stay in either.
Yes, in a single or a double, subject to availability. One night is $65 in a single or $75 in a double, before 8% tax ($70.20 or $81.00 with tax). Many of our rooms go to guests staying a week or longer, so check tonight's vacancy signs first. Four to six nights never cost more than a week. The studio is $325 a week, sold by the week, with no nightly rate. The $35.71 a day figure is the $250 week, paid weekly over seven paid nights, not a one night price.
250 / 7 = 35.714285..., which is $35.71 a day across seven paid nights. The double at $275 a week is 275 / 7 = $39.29 a day. Read again on September 23, 2026, $250 was still the lowest of the weekly rates published by Twin Falls lodging businesses that publish one for their Twin Falls location.
Up to 30 days per reservation. A single is $1,000 for a stay of up to 30 days. It is a flat price for the stay, so it works out to $33.33 a day only if you use the full thirty, and more per day on a shorter stay. It is available at the nine addresses that have a single. There is no up to 30 days rate for the double or the studio. Idaho law can create a tenancy once a stay runs 30 continuous days, which is why every reservation stops there.
By the week, on the single: $35.71 a day against $42.14 at Canyon Springs, $46.00 at Motel 6 and $51.43 or $68.57 at Blue Lakes Inn, from the rates each of them publishes for its Twin Falls location, read September 23, 2026. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. By the night, our single is $65 and our double $75, subject to availability, and Blue Lakes Inn advertises as low as $53 a night (read September 23, 2026; its homepage ties that price to booking a month), so for one night we are not the lowest. Our studio at $325 a week is above Canyon Springs at $295 and above the $322 week Motel 6's booking engine quoted for a September 23 check in, and below both Blue Lakes Inn weekly figures.
A single is at nine of our twelve addresses, a double at eight, a studio at nine. Three addresses sell a studio only, and Twin Falls Motel at 2152 Kimberly Rd sells a single only. Book on that property's own site; the twelve booking pages are listed at tfrooms.com/locations.html. Or call (208) 733-2010 and we will tell you which address has your room type open.
