Our Commitment

New Leaf Properties LLC is committed to ensuring that tfrooms.com is accessible to all people, including those with disabilities. We strive to conform to the Web Content Accessibility Guidelines (WCAG) 2.1 and 2.2 Level AA standards as published by the World Wide Web Consortium (W3C).

Accessibility is not a one-time effort but an ongoing commitment. We continuously review and improve our website to remove barriers and provide an inclusive experience for everyone.

Conformance Status

We target WCAG 2.1 Level AA and WCAG 2.2 Level AA conformance. Our current conformance efforts include:

Perceivable (WCAG Principle 1)

  • Text alternatives (1.1.1): All images include descriptive alt text. Decorative images use empty alt attributes or aria-hidden.
  • Color contrast (1.4.3, 1.4.6): Text and interactive elements maintain minimum 4.5:1 contrast ratio (AA) against their backgrounds.
  • Non-text contrast (1.4.11): UI components and graphical objects maintain at least 3:1 contrast ratio.
  • Resize text (1.4.4): Content can be resized up to 200% without loss of functionality, via browser zoom and our built-in text size controls.
  • Text spacing (1.4.12): Content adapts when users override text spacing properties.
  • Content on hover/focus (1.4.13): Dropdown menus are dismissible, hoverable, and persistent.

Operable (WCAG Principle 2)

  • Keyboard accessible (2.1.1, 2.1.2): All interactive elements are operable via keyboard. No keyboard traps exist (except in our modal dialog, which properly traps and releases focus).
  • Skip navigation (2.4.1): A “Skip to content” link appears at the top of every page when focused.
  • Focus visible (2.4.7): All interactive elements have visible 3px focus indicators. Dark mode and high contrast modes have adapted focus styles.
  • Focus not obscured (2.4.11): Sticky header elements are z-indexed below focused content.
  • Focus appearance (2.4.13): Focus indicators use solid outlines with sufficient contrast.
  • Target size (2.5.8): All interactive targets meet the 24x24px minimum (WCAG 2.2). Primary actions (buttons, nav links, floating buttons) meet 44x44px.
  • Consistent navigation (3.2.3): Navigation structure is identical across all pages.
  • Consistent help (3.2.6): Contact information, FAQ link, and phone number appear in the same footer location on every page.

Understandable (WCAG Principle 3)

  • Language of page (3.1.1): All pages declare their language (lang="en" or lang="es").
  • Labels and instructions (3.3.2): All form fields have associated labels. Required fields are marked with asterisks and aria-label attributes.
  • Error identification (3.3.1): Form validation provides clear error messages.
  • Input purpose (1.3.5): Form inputs use appropriate autocomplete attributes (name, email, tel, address).

Robust (WCAG Principle 4)

  • Parsing (4.1.1): HTML validates with no significant parsing errors.
  • Name, role, value (4.1.2): All custom components use appropriate ARIA roles, states, and properties. Toggle switches use role="switch" with aria-checked. FAQ accordions use aria-expanded.
  • Status messages (4.1.3): Form submissions provide status feedback via role="status" live regions. The accessibility widget announces changes via an aria-live="polite" region.

Accessibility Features

Our website includes the following built-in accessibility tools, accessible via the floating accessibility button (bottom-right corner) on every page:

  • Text size adjustment: Choose from Small (14px), Default (16px), Large (18px), or Extra Large (20px). Also available as a quick-cycle button in the floating stack.
  • Dark mode / Light mode: Toggle between dark and light themes. Respects your system preference by default.
  • High contrast mode: Increases contrast ratios, darkens backgrounds, adds borders, and underlines all links for maximum readability. Also available as a quick-toggle in the floating stack.
  • Reduce motion: Disables all CSS animations, transitions, and smooth scrolling for users sensitive to motion.
  • Reading guide: Displays a horizontal highlight bar that follows your mouse cursor, helping track your reading position on the page.
  • Link highlighting: Adds visible outlines to all links on the page, making them easier to identify.
  • Back to top button: Appears after scrolling, providing quick navigation back to the top of any page.

All preferences are saved to your browser’s local storage and persist across page visits and sessions. No account or login is required.

Keyboard Navigation

Our site is fully navigable via keyboard:

  • Tab / Shift+Tab: Move between interactive elements
  • Enter / Space: Activate buttons, links, and toggles
  • Escape: Close modal dialogs, chat panel, and dropdown menus
  • Arrow keys: Navigate within dropdown menus and radio groups

Multilingual Support

Our website is available in both English and Spanish. Each language version uses the appropriate lang attribute and hreflang tags to assist search engines and screen readers in identifying the correct language. Visit the Spanish site at /es/.

Assistive Technology Compatibility

Our website is designed to be compatible with:

  • Screen readers (NVDA, JAWS, VoiceOver, TalkBack)
  • Screen magnification software
  • Speech recognition software (Dragon NaturallySpeaking)
  • Keyboard-only navigation
  • Switch navigation devices
  • Browser-based accessibility extensions

Known Limitations

While we strive for full WCAG 2.2 AA conformance, the following areas have known limitations:

  • Third-party embeds: Google Maps iframes, Calendly scheduling widget, and the Gearco guest portal are third-party services with their own accessibility characteristics that we cannot fully control.
  • Property photos: Some property images are being updated with more descriptive alt text. Placeholder images currently use generic descriptions.
  • Digital signature canvas: The signature drawing canvas on application forms may be difficult to use with some assistive technologies. A typed name confirmation field is provided as an alternative.
  • PDF documents: Any downloadable PDF documents may not yet be fully tagged for accessibility.

We are actively working to address these limitations.

Testing & Evaluation

Our accessibility efforts include:

  • Manual testing with keyboard-only navigation
  • Automated scanning with accessibility evaluation tools
  • Testing across multiple browsers (Chrome, Firefox, Safari, Edge)
  • Testing at various viewport sizes (mobile, tablet, desktop)
  • Verification of color contrast ratios
  • Review of semantic HTML structure and ARIA implementation
