Twin Falls motel value compared: us against the chain tier on Blue Lakes Boulevard

Illustration of the Twin Falls area, southern Idaho
Illustration of the Magic Valley landscape. It is a drawing, not a photograph, and it does not show any of our rooms or buildings.

Motel 6 at 1472 Blue Lakes Blvd N quoted a weekly rate of $46 a night with a seven night minimum for a September 23, 2026 check in, which comes to $322 for a week. Our single is $250 a week.

SureStay by Best Western at 1260 Blue Lakes Blvd N publishes no weekly rate at all. Its booking engine has no extended stay rate type. For the night of 1 to September 2, 2026 it quoted $144.32 to $184.

Both of those figures came off those two companies' own websites, read on September 2, 2026, and both will move. That is the honest center of this page. A chain does not sell you a standing price. It sells you a quote.

We sell a standing price, and you book it on each property's page or by phone. Those are two different products. Here is what each one costs, what each one gives up, and the places in this town where somebody else publishes the better number.

The two chain properties, and what each one publishes

Motel 6 sits at 1472 Blue Lakes Blvd N. SureStay by Best Western sits at 1260 Blue Lakes Blvd N. Same road, two national brands, and neither one publishes a standing nightly price the way we do. That is not a knock on how they run. It is how chain pricing works. The number is generated for the dates you type in, and it is generated again tomorrow.

Motel 6 Twin Falls, 1472 Blue Lakes Blvd N
Quotes a weekly rate, shown as $46 a night with a 7-night minimum for a September 23, 2026 check in. No rack rate for a single night. Books through its own booking engine, plus phone. Read on motel6.com on September 23, 2026.
SureStay by Best Western Twin Falls, 1260 Blue Lakes Blvd N
Publishes no weekly, monthly or extended stay rate anywhere on the site, and the rate filter in the booking engine has no extended stay option. Books through its own booking engine. Read on September 2, 2026.

New Leaf Properties runs twelve motels and extended stays in Twin Falls, on Addison Ave W, on Main Ave, on 2nd Ave W and on Kimberly Rd. The office is at 296 Addison Ave W. One rate card covers all twelve. A single is $65 a night or $250 a week, which is $35.71 a day. A double is $75 a night or $275 a week, which is $39.29 a day. Nights are subject to availability. A studio is $325 a week, weekly only. There is no nightly studio price and we will not quote one.

Competitor figures read on each business's own website on September 2, 2026. The two engine quotes are live prices for one stated date and will not be the same next week. Blue Lakes Inn, an independent extended stay, advertises as low as $53 a night, under our $65 single (its homepage ties that price to booking a month; read September 23, 2026).

Motel 6 does publish a weekly rate, and here is the arithmetic

This is the part most independents skip, so we will do it first. Motel 6 is not hiding a weekly price. Their site carries one. For a September 23, 2026 check in it read $46 a night, labeled as a weekly rate with a 7-night minimum. Seven nights at $46 is $322. That is their own stated minimum, not a figure we built to make ourselves look better. Read on motel6.com on September 23, 2026.

Against the four weekly numbers published in this town, our $250 single is the lowest and our $325 studio is not. Motel 6's $322 is for one of their rooms, not for a studio, so it is not a like for like swap. But if what you are pricing is a week under a roof for roughly that money, theirs came in three dollars under our studio in that September 23, 2026 quote, and you should know that before you call us.

Their nightly numbers are a different animal. There is no rack rate on the site. Everything you see is a quote for the dates you entered. On September 2, 2026 their engine returned $95 a night for September 1 to 2, 2026, and $56 to $61 a night for October 14 to 15, 2026 at the member rate, against a struck through $64 to $69 without it. Same property, same engine, same day of checking. The spread between a September night and an October night is most of the price. That is normal for a chain and it is worth understanding before you compare anything to anything.

SureStay does not sell a week

We looked for a weekly rate at SureStay by Best Western and there is not one. No weekly figure, no monthly figure, no extended stay rate anywhere on the site as of September 2, 2026. The rate filter inside their booking engine does not carry an extended stay option, which tells you the product is not built for it.

What the engine did return, for the night of 1 to September 2, 2026, was $144.32 to $184 depending on room type. That is a live quote for one date. It is not a rate card, and by the time you read this it will be a different number.

None of that makes SureStay a bad choice. It is a branded hotel with a front desk, priced for a guest who wants a known room for a night or two on the Blue Lakes Blvd N strip. If that is the trip you are taking, book it. We are not going to argue you out of a brand we do not have.

What the chain tier does that we do not

Being honest about this is more useful than pretending the gap runs one way. Three things, and every one of them is a real advantage for somebody.

  • Online booking with instant confirmation. Both of those properties take reservations through their own booking engines, so you can book at any hour without talking to anyone. We take the reservation on each property's booking page, but a person confirms it in writing within 24 hours, so it is not an instant confirmation. Before you read that as a knock on independents, Canyon Springs and Blue Lakes Inn book by phone or text with a waitlist form and no booking engine, read September 2, 2026. Phone booking is the norm on the extended stay side of this market.
  • A member rate. On September 2, 2026 the Motel 6 engine showed $56 to $61 a night for October 14 to 15, 2026 at the member rate, against a struck through $64 to $69 without it. Signing in gets you the lower number there. We have no member rate and no sign-in discount: the printed figure is the rate, and a business housing several workers can ask about a corporate rate.
  • A national brand on the sign. A SureStay is a Best Western product and a Motel 6 is a Motel 6. That name is worth something to a lot of travelers and we cannot offer it. We are twelve separate buildings under one owner, and what you get is what that particular building is.

There is a fourth thing, and it is the one most likely to decide this for you. None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct: each property takes bookings on its own site, or by phone. If your employer or your case worker books lodging through one of those three sites, they cannot book us there. That alone is a good reason to pick a chain, and no price difference gets around it. Checked September 2, 2026.

What we do, and what is not ours alone

  • A number that does not move. $250 a week for a single, $275 for a double, $325 for a studio. It is printed on the property sites. Nobody types in dates and gets a different answer than the person before them.
  • No lease. You are not signing a twelve month document to get the weekly price.
  • No credit check. This one is not ours alone and we are not going to pretend it is. Canyon Springs Extended Stay and Blue Lakes Inn Extended Stay both publish no credit checks in their own FAQs, read September 2, 2026. On the extended stay side of this town, no credit check is the standard rather than a favor.
  • A weekly rate that is an actual rate rather than a nightly one multiplied out. Motel 6 reaches $322 by charging a lower nightly figure seven times. Our studio is not sold by the night at all: it is $325 a week, which is $46.43 a day, paid weekly, and a stay longer than a week is priced at that same daily rate. Canyon Springs and Blue Lakes Inn publish real weekly rates too, so this is a difference from the chain tier, not from the whole town.
  • Twelve addresses in one town, all on the same rate card, run by one owner, Eric Watte. New Leaf has been at this since 2005. Se Habla Espanol.

About deposits. Some of our rooms take a deposit at move in and some do not. It depends on the specific room you are being offered, and there is no honest way to answer it from a web page. Call (208) 733-2010 and ask about that room before you plan your money around it.

Where we are not the cheapest

Nightly stays are back, subject to availability: a single is $65 a night and a double $75, before 8% tax. We do not claim the lowest night in town. Other places sell single nights too, priced by date, and we would rather say so than have you find out later.

  • Motel 6 publishes no rack rate. Its booking engine showed $70 a night at the My6 member rate (struck from $80) for a September 23, 2026 check in, plus $6 taxes and fees. That is a quote for one date, and it will read differently tomorrow. It undercuts our $75 double, not our $65 single.
  • Blue Lakes Inn's Rooms and Rates page says "Rates as low as $53 a night!", and its homepage ties that price to booking a month: "As low as $53/night when you book a month!" That $53 is under our $65 single.

By the week, our single at $250 ($35.71 a day) and our double at $275 ($39.29 a day) come in under every weekly rate we read. Our studio at $325 a week does not: Canyon Springs publishes $295 a week, and Motel 6’s booking engine quoted $46 a night with a 7-night minimum for a September 23 check in, which comes to $322 for the week.

Going the other direction, SureStay by Best Western at 1260 Blue Lakes Blvd N showed rates from $127.60 a night for September 23, 2026 and states typical rates from $140; it publishes no weekly or extended stay rate anywhere on its site. That too is a quote for one date rather than a standing price.

All of those were read on each business’s own website on September 23, 2026.

Stays longer than a week, where ours is $1,000 for up to 30 days on a single

If you are pricing a stay of about a month, ours is $1,000 for a stay of up to 30 days on a single, which is $33.33 a day if you use all thirty. Every reservation is capped at 30 days, so it is not a monthly rate and we do not describe it as one. Two of the extended stays on Blue Lakes Blvd N publish a monthly number that renews, and for a stay longer than thirty days they can serve you and we cannot.

Canyon Springs Extended Stay, 1357 Blue Lakes Blvd N
"Monthly rentals begin at $1,100 per month", read on their own site on September 2, 2026.
Blue Lakes Inn Extended Stay, 952 Blue Lakes Blvd N
"Monthly rentals begin at $1600 per month", and "As low as $53/night when you book a month!", read on their own site on September 2, 2026.

We have nothing published to set against either of those. If a stated monthly price is what your budget needs, call those two before you call us. What we can tell you is what our week costs, every week, at all twelve buildings.

How these numbers were checked

Method, stated once. Every competitor figure on this page came from that business's own website, read on September 2, 2026. Nothing came from an aggregator, a directory or a review site. The chain figures came from the chain's own booking engine for a stated date, which makes them live quotes and not rate cards. All of them will be different at some point, and the engine quotes could be different within a day. If you are reading this well after September 2026, check them yourself before you decide anything.

Questions people ask

Not for a single room. For a September 23, 2026 check in their booking engine quoted a weekly rate of $46 a night with a seven night minimum, which is $322 for the week. Our single is $250 a week and our double is $275. Our studio is $325 a week, so at that end their $322 is the lower number, by $3, though their weekly rate is for one of their rooms rather than a studio. Their figure was read on motel6.com on September 23, 2026 and a chain rate can change without notice.

Not one that is published. As of September 2, 2026 there was no weekly, monthly or extended stay rate anywhere on their site, and the rate filter in their booking engine had no extended stay option. Their engine quoted $144.32 to $184 for the night of 1 to September 2, 2026, which is a live quote for one date and not a standing price.

Yes, on each property's booking page, at any hour. A person confirms every reservation in writing within 24 hours, and nothing is charged online. You can also call (208) 733-2010. None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com, checked September 2, 2026: booking is direct. If you need an instant confirmation, the two chain properties on Blue Lakes Blvd N both have their own engines. The other two extended stays in town take phone or text and a waitlist form.

Because it is a weekly product. The studio is $325 a week and there is no nightly studio price at any of our properties. We do not have a nightly studio figure to give you, and we are not going to make one up on the phone either. The week works out to $46.43 a day, paid weekly, for a stay of a week or more, and that is never a price for one night.

It depends on the room. Some of our rooms take a deposit at move in and some do not, and we cannot tell you which from a web page. Call (208) 733-2010 and ask about the specific room before you plan around it.

No lease and no credit check, at all twelve properties. That is worth saying plainly, and it is also worth saying that it is not unusual here. Canyon Springs Extended Stay and Blue Lakes Inn Extended Stay both publish no credit checks in their own FAQs, read September 2, 2026.

Our rates are published numbers, not quotes generated from your dates. $250 a week for a single, $275 for a double, $325 for a studio. A chain engine returns a different figure for different dates, which is why Motel 6 quoted $95 a night for September 1 to 2, 2026 and $56 to $61 a night at the member rate for October 14 to 15, 2026 on the same day of checking.

Yes, on some dates. Our nightly rate is $65 for a single and $75 for a double, subject to availability. Motel 6 sells nights too: the Motel 6 engine quoted $56 to $61 a night at the member rate for a midweek October date, against a struck through $64 to $69 without it. Blue Lakes Inn advertises as low as $53 a night when you book a month (read September 23, 2026), which is under our $65 single. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. The week is where our number is lowest: our $250 single is under every weekly rate we read.

Four lodging businesses do, including us. Ours is $250 for a single. Canyon Springs publishes "As low as $295 a week!" Motel 6's booking engine quoted $322 for the week at their stated seven night minimum, for a September 23, 2026 check in. Blue Lakes Inn Extended Stay publishes "As low as $480 a week!" in its body copy and "As Low As $360/Week" in its page titles at the same time, and $360 is the one that shows in a search result. All read again on September 23, 2026. Three other lodging businesses in town have no working website, so they publish nothing.

We publish $1,000 for a stay of up to 30 days on a single. It is capped at 30 days, so it is not a monthly rate and we do not describe it as one. Two of the extended stays on Blue Lakes Blvd N do publish a monthly number. Canyon Springs says "Monthly rentals begin at $1,100 per month" and Blue Lakes Inn says "Monthly rentals begin at $1600 per month", both read September 2, 2026. If a stated monthly price is what you need, call them.
