Payment Guidelines

Rent Due Dates & Grace Period

For weekly guests, rent is due on the same day of the week as your original check-in date. For nightly guests, payment is collected at check-in. A 1-day grace period is provided for weekly payments before late fees apply.

Late Payment Policy

Payments received after the grace period may be subject to a late fee. If payment is not received within 3 days of the due date, management will reach out to discuss options. Continued non-payment may affect your ability to extend your stay. We encourage all guests to use the Gearco portal for on-time, hassle-free payments.

You can pay your rent online through the Gearco guest portal. Visit w.gearcoinc.com or myguestportal.com and log in with the credentials provided at check-in. From there, you can view your balance and make a secure payment using a credit card, debit card, or ACH transfer.

There are no additional fees charged by New Leaf Properties for online payments. Standard credit card processing fees may apply depending on your payment method. Cash and money order payments have zero processing fees.

Yes. Third-party payments are accepted. A family member, employer, or social services agency can pay on a guest’s behalf at our office, by phone, or by mailing a money order. Please include the guest’s name and property on all third-party payments so we can apply it correctly.
Yes. We work with social services agencies, churches, Catholic Charities, veterans’ organizations, and government assistance programs that provide emergency housing assistance. If an agency is covering your stay, have them contact our office at (208) 733-2010 to arrange billing.
Absolutely. We offer discounted corporate rates and can bill employers directly for employee housing. Construction companies, healthcare staffing agencies, and traveling work crews regularly use this option. Contact us for a corporate billing arrangement and group rate quote.
