Weekly and extended stay rates in Twin Falls, and who actually publishes one
Four lodging businesses in Twin Falls publish a weekly rate on their own website. We are one of them. The other three sit on Blue Lakes Boulevard North. Their figures are $295, either $360 or $480 depending on which part of the page you read, and a per-night price with a seven night minimum that came to $315 for the week on September 2, 2026 and to $322 in a booking engine quote for a September 23, 2026 check in.
This page lists all four, with the wording each one uses, what the number covers and where it stops covering anything. Then it lists our twelve properties, the room types at each, and the weekly rate that goes with each type.
Every competitor figure here was read on that business's own website on September 2, 2026. Rates move. Check any number you plan around against the source that published it.
How these figures were collected
We read each business's own website on September 2, 2026 and took the figures off the page. Nothing here came from an aggregator, a directory or a review site, because those carry numbers a business stopped charging a long time ago.
Two of the businesses below price through a booking engine. An engine price is a quote for the dates that were typed in. It is not a rate card and it changes. Where we quote one, we name the dates it was quoted for. Every competitor figure on this page carries the date it was read, and any of them can change without notice.
The four businesses that publish a weekly rate
Here are all four, as they stood on September 2, 2026.
| Business | What their site says about a week | What the figure is | Monthly rate published |
|---|---|---|---|
| New Leaf Properties, our twelve properties | $250 single, $275 double, $325 studio, all per week | A rate card, priced per room type. The studio is weekly only. | None published |
| Canyon Springs Extended Stay, 1357 Blue Lakes Blvd N | "As low as $295 a week!" | A floor. No price is published against a room type. | "Monthly rentals begin at $1,100 per month" |
| Blue Lakes Inn Extended Stay, 952 Blue Lakes Blvd N | "As low as $480 a week!" in the body copy. "As Low As $360/Week" in every page title. | Two figures published at once. The $360 is the one that shows in a search result. | "Monthly rentals begin at $1600 per month" |
| Motel 6 Twin Falls, 1472 Blue Lakes Blvd N | "$45 /night", labeled Weekly rate, with a 7-night minimum | A nightly price with a minimum stay. No weekly total is published. Seven nights at their own minimum came to $315 that day, and to $322 in a booking engine quote for a September 23, 2026 check in. | None published |
Weekly rates published by Twin Falls lodging businesses on their own websites, read September 2, 2026. These figures move.
Three of the lodging businesses we checked publish no rate at all, because they have no working website. That is a real part of why a week here is hard to price. You cannot compare a number that was never posted, and calling around for quotes takes an afternoon.
What "as low as" actually means
Two of the four write their weekly rate as a floor. On September 2, 2026, Canyon Springs Extended Stay published "As low as $295 a week!" and Blue Lakes Inn Extended Stay published "As low as $480 a week!" Neither publishes a price against a room type.
So $295 is the bottom of a range whose top is not stated. Their wording says a week can be had for that. It does not say which room, what the next one up costs, or how the price changes when you need two beds instead of one. The same holds at $480.
That is not a trick, and it is how a lot of small lodging prices itself. But it does mean the published number and the number you pay are two different claims, and you will not know the gap between them until you call.
We publish three numbers instead of one. $250 is the single. $275 is the double. $325 is the studio. Each price is tied to the room type it belongs to, with no floor language around it.
Blue Lakes Inn publishes two weekly figures at the same time
On September 2, 2026, bluelakesinn.com carried two different weekly rates at once. The body copy and the FAQ say $480 a week. Every page title and meta description on the site says $360 a week. The figure $360 appears nowhere in the visible copy on the page.
The practical effect is this. Search results are built from page titles, so $360 is the number a person sees in a list of search results. $480 is the number on the page they land on. Two people comparing prices for the same business can be looking at figures $120 apart without either of them making a mistake.
We are not saying which one is the price they charge. We do not know. We are saying both were live on September 2, 2026, and if you are pricing a week in this town you should know that the $360 and the $480 are the same building.
Motel 6 prices its weekly rate per night, with a seven night minimum
On September 2, 2026, Motel 6 Twin Falls listed "$45 /night" under the label Weekly rate, with a 7-night minimum. Seven nights at $45 comes to $315. The minimum is their own, and it is how the rate is sold. They do not publish a weekly total, so $315 is the arithmetic their own terms forced, not a number printed on their page. For a September 23, 2026 check in their booking engine showed $46 a night under the same label, which comes to $322 for the week.
A seven night minimum is a different product from a week you can start on a Wednesday and end when a job ends. If your stay is not a clean multiple of seven, that is the question worth asking them first.
Motel 6 publishes no rack rate. Their booking engine quoted $95 a night for September 1 to 2, 2026, and $56 to $61 a night at the member rate for October 14 to 15, 2026, against a struck-through $64 to $69. Those are quotes for named dates, read on September 2, 2026. Chain prices move daily and none of those figures is a standing price.
SureStay publishes no extended stay rate at all
SureStay by Best Western Twin Falls, 1260 Blue Lakes Blvd N, publishes no weekly rate and no monthly rate. The rate filter in its booking engine has no extended stay option, so there is no long stay rate type to select even if you wanted one. Read September 2, 2026.
For a single night, the engine quoted $144.32 to $184 for September 1 to 2, 2026. That is a live quote for one date, read on September 2, 2026, and it will be a different number tomorrow. It is not a rate card and we are not treating it as one. If you need to price a month in advance, they are not a place where you can.
Two of the four also publish a monthly rate
Read on September 2, 2026. Canyon Springs: "Monthly rentals begin at $1,100 per month." Blue Lakes Inn: "Monthly rentals begin at $1600 per month." Both are written the same way as their weekly figures. Begin at. As low as. A floor.
Blue Lakes Inn also ties a nightly figure to the month, "As low as $53/night when you book a month!" That is a conditional price attached to a longer commitment, but its Rooms and Rates page, read again on September 23, 2026, says "Rates as low as $53 a night!" with no condition, which is under our $65 single. For a booking about a month long, our single for up to 30 days is $1,000, which is $33.33 a day.
Motel 6 publishes no monthly rate. Neither do we. Our rate card stops at 30 days: every reservation is capped there, and the $1,000 single covers one stay of up to 30 days.
Our twelve, and which weekly rate each one carries
New Leaf Properties has run motels and extended stays in Twin Falls since 2005. Twelve of them, under one owner. Five sit on Addison Avenue West, five downtown, and two on Kimberly Road.
The rate card is the same at every one. A single is $65 a night, subject to availability, or $250 a week, which is $35.71 a day. A double is $75 a night or $275 a week, which is $39.29 a day. A studio is $325 a week. What changes from building to building is which room types are there at all.
| Property | Street | Room types | Weekly rate |
|---|---|---|---|
| Apollo Motor Inn | 296 Addison Ave W | Single, double | Single $250, double $275 |
| Monterey Motor Inn | 433 Addison Ave W | Single, double, studio | Single $250, double $275, studio $325 |
| Park Motel | 401 Addison Ave W | Single, double, studio | Single $250, double $275, studio $325 |
| El Rancho Motel | 380 Addison Ave W | Single, double | Single $250, double $275 |
| Dunes Motel | 447 Addison Ave W | Single, double, studio | Single $250, double $275, studio $325 |
| Deluxe Motor Lodge | 761 Main Ave W | Studio | Studio $325 |
| Jones Motel | 660 Main Ave N | Studio | Studio $325 |
| Old Towne Lodge | 248 2nd Ave W | Single, double, studio | Single $250, double $275, studio $325 |
| Downtown Extended Stay | 320 Main Ave S | Single, double, studio | Single $250, double $275, studio $325 |
| 760 Main Ave Extended Stay | 760 Main Ave S | Studio | Studio $325 |
| Kimberly Road Extended Stay | 1827 Kimberly Rd | Single, double, studio | Single $250, double $275, studio $325 |
| Twin Falls Motel | 2152 Kimberly Rd | Single | Single $250 |
New Leaf Properties weekly rates by property and room type. Our nightly rate is $65 for a single and $75 for a double. Nightly stays are back, subject to availability. Many of our rooms go to guests staying a week or longer. The studio has no nightly rate.
Nine of the twelve have a studio. Nine have a single. Eight have a double. Three are studio only, and one has singles only. So the first question on the phone is not price. It is which room type you need, because that decides which buildings are even in the conversation.
The studio is a weekly rate. There is no nightly studio price, we do not quote one, and we will not build one out of the weekly figure. Singles and doubles are back by the night, subject to availability.
What our week works out to per day
Drive north on Blue Lakes Boulevard looking for a room by the week and you pass two extended stay motels. Here is what each site publishes for its Twin Falls location and where, read September 23, 2026.
- Canyon Springs, 1357 Blue Lakes Blvd N. Homepage, title tag and meta description: "As Low As $295/Week".
- Its FAQs: "Weekly rentals start as low as $295 per week", "Monthly rentals begin at $1,100 per month".
- Blue Lakes Inn, 952 Blue Lakes Blvd N. Body copy: "As low as $480/week!". Title tag and meta description at the same time: "As Low As $360/Week". Its homepage adds "As low as $53/night when you book a month!", and its Rooms and Rates page says "Rates as low as $53 a night!" with no condition attached.
- Its FAQs: "Weekly rentals start as low as $480 per week", "Monthly rentals begin at $1600 per month".
- Motel 6, 1472 Blue Lakes Blvd N. Its booking engine, for a September 23, 2026 check in: "$46 /night, Weekly rate (7-night minimum)", which is $322 for seven nights.
Both FAQ pages carry the question "What is the minimum stay?" Canyon Springs answers "We offer both weekly and monthly rentals with flexible terms to accommodate your needs." Blue Lakes Inn answers "We offer both weekly and monthly rentals with flexible terms..." Neither answer states a number of nights. Canyon Springs does not rent by the day or night, only by the week, according to its own FAQ and site (its FAQ also lists a $1,100 month); Blue Lakes Inn's answer does not say it rents by the week only, so we do not say that for Blue Lakes Inn.
New Leaf publishes a single at $250 a week. 250 / 7 = 35.714285..., which is $35.71 a day across seven paid nights. A double is $275 a week, and 275 / 7 = $39.29 a day. A studio is $325 a week, and 325 / 7 = $46.43 a day, paid weekly.
| Room or motel | Published rate | Per day |
|---|---|---|
| New Leaf single | $250 a week | $35.71 |
| New Leaf double | $275 a week | $39.29 |
| New Leaf studio | $325 a week | $46.43, paid weekly |
| Canyon Springs | $295 a week | $42.14 |
| Motel 6 | $322, 7 nights | $46.00 |
| Blue Lakes Inn | $360 a week | $51.43 |
| Blue Lakes Inn | $480 a week | $68.57 |
Published weekly rates, read September 23, 2026. Every per day figure is that week divided by seven paid nights. Blue Lakes Inn runs both of its figures at once. Motel 6 is a booking engine quote for a September 23 check in. Of the Twin Falls lodging businesses publishing a weekly rate for their Twin Falls location, $250 was the lowest we read that day.
The single steps down again. A stay of up to 30 days is $1,000. That is a flat price for the stay, so it comes to $33.33 a day only if you use all thirty: 1000 / 30 = 33.333... Thirty days at the week's daily rate would be 250 / 7 x 30 = $1,071.43, and a single stops at $1,000, so a full thirty days saves $71.43; a stay of 7 to 27 nights is priced at $35.71 a day, paid weekly, and 28 to 30 days in a single is $1,000. Canyon Springs publishes $1,100 a month, which is $36.67 a day, and Blue Lakes Inn $1,600 a month, which is $53.33 a day. Theirs renew. Every New Leaf reservation is capped at 30 days, so for a longer stay we are not the right business.
What we are not claiming. We are not saying our studio is the lowest weekly rate: Canyon Springs' $295 week and Motel 6's $322 week are lower. We are not saying our $65 night is the lowest night in town either: Blue Lakes Inn advertises as low as $53 a night (read September 23, 2026; its homepage ties that price to booking a month). Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. And $35.71 takes seven paid nights, the same way $33.33 takes all thirty days.
Room type decides the address. A single is at nine of our twelve addresses, a double at eight, a studio at nine. Three sell a studio only: 760 Main Ave Extended Stay, 760 Main Ave S; Deluxe Motor Lodge, 761 Main Ave W; Jones Motel, 660 Main Ave N. Twin Falls Motel, 2152 Kimberly Rd, sells a single only. Book on that property’s own site, or call (208) 933-4480.
Where our number is not the lowest
Nightly stays are back, subject to availability: a single is $65 a night and a double $75, before 8% tax. We do not claim the lowest night in town. Other places sell single nights too, priced by date, and we would rather say so than have you find out later.
- Motel 6 publishes no rack rate. Its booking engine showed $70 a night at the My6 member rate (struck from $80) for a September 23, 2026 check in, plus $6 taxes and fees. That is a quote for one date, and it will read differently tomorrow. It undercuts our $75 double, not our $65 single.
- Blue Lakes Inn's Rooms and Rates page says "Rates as low as $53 a night!", and its homepage ties that price to booking a month: "As low as $53/night when you book a month!" That $53 is under our $65 single.
By the week, our single at $250 ($35.71 a day) and our double at $275 ($39.29 a day) come in under every weekly rate we read. Our studio at $325 a week does not: Canyon Springs publishes $295 a week, and Motel 6’s booking engine quoted $46 a night with a 7-night minimum for a September 23 check in, which comes to $322 for the week.
Going the other direction, SureStay by Best Western at 1260 Blue Lakes Blvd N showed rates from $127.60 a night for September 23, 2026 and states typical rates from $140; it publishes no weekly or extended stay rate anywhere on its site. That too is a quote for one date rather than a standing price.
All of those were read on each business’s own website on September 23, 2026.
What a price table leaves out
Price is the easy part of a long stay. Here is the rest of it, and it is the part people actually call about.
- No lease. You are not signing a twelve month document to get a weekly rate.
- No credit check. We do not run one. Canyon Springs and Blue Lakes Inn both publish the same policy in their own FAQs, read September 2, 2026, so this is the normal expectation for an extended stay in Twin Falls rather than something only we do.
- The deposit is conditional. Some rooms take a week's rent at move in and some take nothing.
- None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct: each property takes bookings on its own site, or by phone. Checked September 2, 2026.
- Se habla espanol.
On the deposit, ask about the specific room. Which rooms take a week's rent at move in and which take nothing depends on the room itself, so one number posted on a page would be wrong for a lot of the people reading it. Call (208) 733-2010 and ask about the room you would be in. Anyone quoting you a deposit before they know the room is guessing.

Questions people ask
Four lodging businesses publish one on their own website. New Leaf Properties, Canyon Springs Extended Stay at 1357 Blue Lakes Blvd N, Blue Lakes Inn Extended Stay at 952 Blue Lakes Blvd N, and Motel 6 Twin Falls at 1472 Blue Lakes Blvd N. Read on September 2, 2026.
$250, our single, on September 2, 2026. The other figures that day were $295 at Canyon Springs, and Blue Lakes Inn at $360 in its page titles or $480 in its body copy. That day Motel 6 listed $45 a night with a seven night minimum, which came to $315 for the week; for a September 23, 2026 check in its booking engine quoted $46 a night, $322 for the week. Our studio, at $325 a week, is above three of those. All of these can change, so check them at the source.
A studio is $325 a week. It is a weekly rate only. There is no nightly studio price and we do not quote one. For one night, a single is $65 and a double $75, subject to availability.
No to both. There is no lease and we do not run a credit check. Canyon Springs and Blue Lakes Inn publish the same no credit check policy in their own FAQs, read September 2, 2026, so it is worth asking anywhere you compare.
It depends on the room. Some rooms take a week's rent at move in and some take nothing, so there is no one number we can post honestly. Call (208) 733-2010 and ask about the room you would be in.
Both were live on their own site on September 2, 2026. The body copy and FAQ say $480 a week. Every page title and meta description says $360 a week, and search results are built from page titles. We do not know which figure they charge. That is a question for them.
It is what their booking engine labeled their weekly rate for a September 23, 2026 check in, priced per night with a 7-night minimum, so seven nights comes to $322. On September 2, 2026 the same label read $45, which came to $315. They do not publish a weekly total. Their other nightly figures are booking engine quotes for specific dates, such as a $70 member rate for September 23, 2026, not a published rack rate.
Not at a published rate. On September 2, 2026 their site carried no weekly or monthly rate, and the rate filter in their booking engine had no extended stay option. Their nightly engine quote that day was $144.32 to $184 for September 1 to 2, 2026, which is a live quote for one date and not a rate card.
None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct: each property takes bookings on its own site, or by phone. Checked September 2, 2026. Call (208) 733-2010.
Nine of the twelve have a studio, nine have a single, and eight have a double. Three are studio only and one has singles only. The table above lists every property, its street and its room types. Call and we will tell you which buildings carry the type you are after.
Yes, in a single or a double, subject to availability. One night is $65 in a single or $75 in a double, before 8% tax ($70.20 or $81.00 with tax). Many of our rooms go to guests staying a week or longer, so check tonight's vacancy signs first. Four to six nights never cost more than a week. The studio is $325 a week, sold by the week, with no nightly rate. The $35.71 a day figure is the $250 week, paid weekly over seven paid nights, not a one night price.
250 / 7 = 35.714285..., which is $35.71 a day across seven paid nights. The double at $275 a week is 275 / 7 = $39.29 a day. Read again on September 23, 2026, $250 was still the lowest of the weekly rates published by Twin Falls lodging businesses that publish one for their Twin Falls location.
Up to 30 days per reservation. A single is $1,000 for a stay of up to 30 days. It is a flat price for the stay, so it works out to $33.33 a day only if you use the full thirty, and more per day on a shorter stay. It is available at the nine addresses that have a single. There is no up to 30 days rate for the double or the studio. Idaho law can create a tenancy once a stay runs 30 continuous days, which is why every reservation stops there.
By the week, on the single: $35.71 a day against $42.14 at Canyon Springs, $46.00 at Motel 6 and $51.43 or $68.57 at Blue Lakes Inn, from the rates each of them publishes for its Twin Falls location, read September 23, 2026. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. By the night, our single is $65 and our double $75, subject to availability, and Blue Lakes Inn advertises as low as $53 a night (read September 23, 2026; its homepage ties that price to booking a month), so for one night we are not the lowest. Our studio at $325 a week is above Canyon Springs at $295 and above the $322 week Motel 6's booking engine quoted for a September 23 check in, and below both Blue Lakes Inn weekly figures.
A single is at nine of our twelve addresses, a double at eight, a studio at nine. Three addresses sell a studio only, and Twin Falls Motel at 2152 Kimberly Rd sells a single only. Book on that property's own site; the twelve booking pages are listed at tfrooms.com/locations.html. Or call (208) 733-2010 and we will tell you which address has your room type open.
No. That figure is a weekly rate divided by seven, and it takes seven paid nights, so it is not a nightly price. One night in a single is $65 (a double $75), subject to availability, before 8% tax; with tax, $70.20 (a double $81.00). The studio is booked by the week only and has no nightly price.
No. Our studio is $325 a week, which is $30 above Canyon Springs' $295 week and $3 above the $322 week that Motel 6's booking engine quoted for a September 23, 2026 check in. The single at $250 a week and the double at $275 are the two that come in under both. Motel 6's booking engine quoted $46 a night with a 7-night minimum for that check in, which is $322 for the week. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. Both were read September 23, 2026.
