What a Room Actually Costs in Twin Falls, Idaho in 2026

Illustration of the Twin Falls area, southern Idaho
Illustration of the Magic Valley landscape. It is a drawing, not a photograph, and it does not show any of our rooms or buildings.

Four lodging businesses in Twin Falls publish a weekly rate. We read eight lodging websites in this town on September 2, 2026 to get to that count, and three of the eight had no working website to read.

A fourth of the eight, SureStay by Best Western, publishes no standing rate of any kind. Its price is whatever its booking engine returns for the dates you type in. Twin Falls also has franchise hotels that sell by the night the same way. We did not price those, so they are not on this page and nothing here is a statement about them.

What follows is the published pricing of the eight we did read, ours next to theirs, with the date on every figure and a note saying what kind of figure it is. On a single night we are not the cheapest, and we say so.

Four businesses in this town publish a weekly rate

On September 2, 2026 we went through eight lodging businesses in Twin Falls and wrote down every rate a person can read without picking up the phone. Four of them publish a weekly rate. Ours. Canyon Springs Extended Stay at 1357 Blue Lakes Blvd N. Blue Lakes Inn Extended Stay at 952 Blue Lakes Blvd N. Motel 6 at 1472 Blue Lakes Blvd N.

Motel 6 is the odd one of the four. It does publish a weekly rate, $45 a night labeled Weekly rate with a seven night minimum. What it does not publish is a rack rate for a single night. For one night you get whatever its engine returns for your dates.

SureStay by Best Western at 1260 Blue Lakes Blvd N publishes no weekly, monthly or extended stay rate anywhere on its site, and the rate filter in its booking engine has no extended stay option. Its engine quoted $144.32 to $184 a night for 1 to September 2, 2026. That is a live quote for one date, not a rate card, and it will be a different number tomorrow.

Three publish nothing at all, because they have no working website. Capri Motel at 1341 Kimberly Rd. Holiday Motel at 615 Addison Ave W. Falls Ave Suites at 798 Falls Ave. If you are trying to price a week in this town, those three are phone calls, not web pages.

The method, stated once, and the limits of it. Every competitor figure on this page came from that business's own website, read on September 2, 2026. Nothing came from an aggregator, a directory or a review site. Chain nightly figures came from the chain's own booking engine for a stated date, which makes them live quotes and not rate cards. This page covers eight lodging businesses. The franchise hotels in Twin Falls that sell by the night were not priced and are not in the table below. All of these numbers move, including ours. Check before you go.

Eight businesses, every rate they publish, side by side

The figures below are not the same kind of thing as each other, and that matters more than the numbers do. Ours is a rate card. Canyon Springs and Blue Lakes Inn publish "as low as" figures, which are the bottom of a range and not the price of every room. Motel 6 publishes a labeled weekly rate and nothing standing for a single night. SureStay publishes nothing standing at all.

Published lodging rates at eight Twin Falls, Idaho lodging businesses, read from each business's own website on September 2, 2026.

One night, and we do not win it

Canyon Springs publishes "Rates as low as $45 a night!" on its own site. Our single is $65 a night. Somebody on this page publishes a lower nightly figure than we do, and pretending otherwise would be the fastest way to lose you.

Motel 6 is a different shape of answer. They publish no nightly rack rate at all. On September 2, 2026 their engine quoted $95 a night for 1 to September 2, 2026, and $56 to $61 a night for 14 to October 15, 2026 at the member rate, against a struck through $64 to $69. So for one October night they quoted under our $65, and for that night in early September they quoted well over it. That is what a chain engine does. It is not a rate you can plan around, it is a rate for the dates you happened to type.

Ours is a rate card rather than an engine. A single is $65 a night and a double is $75 a night, and it is the same figure at every property that has those rooms, whatever dates you name. Any price can change, which is why this page carries the date it was read, but ours does not move with your check in date. If you need one night and the cheapest possible number, call Canyon Springs first and price Motel 6 for your dates.

One week, where our $250 is the lowest published weekly figure

Here is every weekly figure the eight businesses publish, lowest first, with what each one actually is. All read on September 2, 2026.

  • $250. Our single, per week. Rate card.
  • $275. Our double, per week. Rate card.
  • $295. Canyon Springs. Their wording is "As low as $295 a week!", so that is a floor and not every room.
  • $315. Motel 6. Not a figure they print. They print $45 a night labeled Weekly rate with a seven night minimum, and $315 is that arithmetic.
  • $325. Our studio, per week. Weekly only.
  • $360. Blue Lakes Inn, "As Low As $360/Week", the figure in every one of their page titles.
  • $480. Blue Lakes Inn, "As low as $480 a week!", the figure in their body copy and their FAQ.

The Motel 6 line needs its working shown, because $315 is not a number they print. They print $45 a night, labeled Weekly rate, with a seven night minimum. Seven nights at $45 is $315. The minimum is theirs, not one we invented to make the comparison come out our way.

The Blue Lakes Inn line needs an explanation too. Their site publishes two different weekly figures at the same time. The body copy and the FAQ say $480 a week. Every page title and meta description still says $360 a week, and $360 appears nowhere in the visible copy. Both were live on September 2, 2026. If you saw $360 in a search result and then $480 on the page, you did not misread it, and we are not going to pick the number that flatters us. We cite both.

So of the four businesses in Twin Falls that publish a weekly rate, our $250 single is the lowest published weekly figure, checked September 2, 2026. That is the one dimension where the comparison goes our way. Our studio at $325 a week sits above the $295 Canyon Springs publishes, and above the $315 a week at Motel 6. If the studio is the room you want, we are not the cheapest published number on this page.

One month, where we publish nothing and two of them do

We do not publish a monthly rate. Not on this site, not on any of the twelve property sites. Two of the businesses on this page do.

Canyon Springs publishes "Monthly rentals begin at $1,100 per month". Blue Lakes Inn publishes "Monthly rentals begin at $1600 per month", and separately "As low as $53/night when you book a month!". Both read on September 2, 2026, both on their own sites, both worded as starting figures.

That is a gap in what we publish, and it is our gap, not yours. A person pricing a month in Twin Falls can compare $1,100 against $1,600 on the open web and cannot compare either one against us, because we have not put a monthly number up. Until we do, a month here is a phone call. Call (208) 733-2010 and ask what a month costs on the specific room you want. We are not going to invent a monthly figure on this page by multiplying a weekly rate, because that is not a rate, it is arithmetic.

No lease, no credit check, and what the deposit really is

No credit card on file, no lease, no three months of pay stubs. Here is what each of the eight says about that, in their own words where they have said it.

New Leaf Properties
No lease and no credit check. Booking is direct, by phone. The deposit is not a single number, so we are not going to print one.
Canyon Springs Extended Stay
"No credit checks", per their FAQ, read September 2, 2026. They take bookings by phone or text, plus a waitlist form. No booking engine.
Blue Lakes Inn Extended Stay
"No credit checks", per their FAQ, read September 2, 2026. Also phone or text plus a waitlist form. No booking engine.
Motel 6 and SureStay by Best Western
Both run their own booking engines. We have no credit check statement from either one to quote you, so we will not characterise their policy.
Capri Motel, Holiday Motel, Falls Ave Suites
Nothing to read. No working website was found for any of the three on September 2, 2026.

On the deposit, the honest answer is that it depends on the room. Some rooms take a deposit at move in and some take none, and which is which is not something we can publish accurately, so a number printed here would be wrong for somebody. Call (208) 733-2010, name the property and the room type, and ask.

All twelve properties, with addresses and rates

Same rate card across the whole portfolio. What changes between properties is the address and which room types exist there. Nine of the twelve have a studio, and three of those nine are studio only: Deluxe Motor Lodge, Jones Motel and 760 Main Ave Extended Stay. Twin Falls Motel has singles and nothing else.

Why pricing a room in this town is harder than it should be

Add up what a person is actually working with, across the eight businesses on this page. Three publish no rate anywhere, because they have no working website. One, SureStay, publishes no standing rate at all, only what its booking engine returns for the dates you enter, which for 1 to September 2, 2026 was $144.32 to $184 a night. One, Motel 6, publishes a weekly rate but no nightly rack rate, so a single night there was $95 for those same dates. One publishes two different weekly figures at once. Two publish "as low as" numbers, which are floors and not prices.

That leaves very little a person can line up in a browser tab at ten at night. Most of the pricing on this stretch of town lives on the other end of a phone call during office hours, which is fine if you live here and terrible if you are trying to work out whether you can afford the week.

We are part of that problem on the monthly rate, and we said so above. This page is the part we can fix. Every rate the eight businesses we read had published, in one table, with the date on it.

How to book, and what to ask

None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct, by phone. Checked September 2, 2026.

Call (208) 733-2010. The office is at 296 Addison Ave W in Twin Falls. Se Habla Espanol. New Leaf Properties has been in business since 2005, the owner and manager is Eric Watte, and the twelve properties in the table above are all of them.

  • Say how long you want the room for. A week and a night are priced differently, and the week is where our number is lowest.
  • Say which room type. Single, double or studio. The studio is a weekly room.
  • Ask about the deposit on that specific room, because it is not the same on all of them.
  • Ask about a month if that is what you need, because we have no monthly number published for you to compare.

Questions people ask

Not us. Canyon Springs Extended Stay publishes "Rates as low as $45 a night!" on their own site, read September 2, 2026, against our $65 single. Motel 6 publishes no nightly rack rate, but their engine quoted $56 to $61 a night for 14 to October 15, 2026 at the member rate against a struck through $64 to $69. This page covers eight businesses and does not price the franchise hotels in Twin Falls that sell by the night, so read it as a comparison of those eight and not a survey of the whole town. For a single night, call Canyon Springs and price Motel 6 for your dates.

Ours, on the figures published as of September 2, 2026. Our single is $250 a week. Canyon Springs publishes "As low as $295 a week!". Motel 6 publishes $45 a night with a seven night minimum, which works out to $315 for the week. Blue Lakes Inn publishes $360 a week in its page titles and $480 a week in its body copy. Four businesses in Twin Falls publish a weekly rate and ours is the lowest of those figures.

We do not publish a monthly rate, so you have to call (208) 733-2010 and ask about the room you want. Two of the businesses on this page do publish one. Canyon Springs says "Monthly rentals begin at $1,100 per month" and Blue Lakes Inn says "Monthly rentals begin at $1600 per month", both read on their own sites on September 2, 2026.

No. The studio is $325 a week, weekly only. There is no nightly studio rate and no nightly figure to work out from the weekly one. If you need one night, ask about a single at $65 or a double at $75.

No credit check and no lease. Canyon Springs and Blue Lakes Inn both state "No credit checks" in their own FAQs as well, read September 2, 2026, so that is three of the eight businesses on this page with the policy in writing. We found no credit check statement from Motel 6 or SureStay and will not characterise theirs.

It depends on the room. Some rooms take a deposit at move in and some take none, so any single number printed on a web page would be wrong for somebody. Call (208) 733-2010, name the property and room type, and ask about that room.

Because both were live on their site on September 2, 2026. Their body copy and FAQ say "As low as $480 a week!". Every page title and meta description says "As Low As $360/Week", and $360 does not appear anywhere in the visible copy. The $360 is the figure that shows in a search result. We cite both rather than pick one.

No. That $45 is labeled as their Weekly rate and carries a seven night minimum, so a week at it is $315. Their nightly pricing has no published rack rate. On September 2, 2026 their engine quoted $95 a night for 1 to September 2, 2026 and $56 to $61 a night for 14 to October 15, 2026. Chain engine prices change daily and are not a standing rate.

None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct, by phone. Checked September 2, 2026.

Nine of the twelve. Monterey Motor Inn, Park Motel, Dunes Motel, Deluxe Motor Lodge, Jones Motel, Old Towne Lodge, Downtown Extended Stay, 760 Main Ave Extended Stay and Kimberly Road Extended Stay. All at $325 a week, weekly only. Deluxe Motor Lodge, Jones Motel and 760 Main Ave Extended Stay have the studio and nothing else. Apollo Motor Inn and El Rancho Motel have singles and doubles. Twin Falls Motel has singles.
